Averly uses AI to help you screen tenants

Being able to rent out a property is a great source of income, but you’ve more than likely heard horror stories about tenants that put you off of the idea.

Of course, and good property owner should be screening potential tenants, but the thing is people lie.

“If you ask a prospective tenant if they’ll pay their rent on time, they’ll definitely say yes because they know it’s the right answer to give. But how do I know they’re telling the truth?” asks chief executive officer and co-founder of Averly, Zabeth Venter

Averly is an application that uses artificial intelligence to determine whether a tenant will be suitable for your property or if they are the dreaded tenant from hell.

So how does it work?

Before we dive into that, Averly isn’t just good for screening tenants, it also makes the application process a lot easier as it’s digital.

Property owners send a prospective tenant a link to create an Averly profile. It’s here that Averly works its magic.

In addition to uploading documents, the tenant will be asked to answer 22 questions. While seemingly innocuous, Venter says that how tenants answer these questions can give a property owner insight into whether that person is being honest.

“It not only looks at what you answer but also how you answer the questions. Your brain reacts in split seconds and can therefore not be manipulated or fooled giving Averly the ability to calibrate to the individual before calculating each applicant’s so-called Averly score,” explains the CEO.

The questions asked were developed with help from neuroscientists and machine learning experts.

We should point out that property owners or rental agents should use the score Averly kicks out as well as references, credit scores and other qualifiers to determine whether a tenant will suit your property.

A rather cool feature of Averly is the ability to document problems with the property. For instance, a property owner can document the existing damage to a property and tenants can report maintenance issues using the same interface.

As you might expect, this doesn’t come free. Tenants can sign up for no cost which is good, but property owners and agents have to pay a fee to access Averly.

That fee starts at R30 per active unit, but drops as you have more units. Averly also offers custom pricing for property owners who have more than 100 units and agents with more than 250 units.

There is also a 30-day trial to make use of before you commit to anything.
